Tishman Speyer, ein weltweit fu\u0308hrender Eigentu\u0308mer, Entwickler, Betreiber<\/span>und Investmentmanager erstklassiger Immobilien, hat ein 75.000 m\u00b2 <\/span>gro\u00dfes Grundstu\u0308ck in Frankfurt am Main erworben, um darauf nachhaltige Rechenzentren <\/span>und einen innerst\u00e4dtischen Industrie- und Logistikstandort zu entwickeln. Fu\u0308r Tishman Speyer, die u\u0308ber ein gro\u00dfes Industrieportfolio<\/span>in den USA verfu\u0308gen, stellt dies ihre erste Industrieentwicklung in Europa und baut auf der St\u00e4rke seines Portfolios in den Vereinigten Staaten auf. Der v\u00f6llig neue, gemischt genutzte Campus wird in der N\u00e4he des zentralen Gesch\u00e4ftsviertels der Stadt und eines der gr\u00f6\u00dften Rechenzentrumscluster Frankfurts liegen.<\/span><\/p>\n

Tishman Speyer hat zudem eine Vereinbarung mit der Mainova WebHouse GmbH unterzeichnet. Mainova WebHouse hat dabei die Option, bei der Realisierung des Projekts als Joint-Venture-Partner von Tishman Speyer sein Know-how als erfahrener Betreiber und Entwickler von Rechenzentren in Frankfurt einzubringen.<\/span><\/p>\n

<\/p>\n

Die neue Entwicklung stellt fu\u0308r Tishman Speyer den Eintritt in den Markt fu\u0308r Rechenzentren dar. Tishman Speyer hat diesen bereits seit mehreren Jahren als einen der wichtigsten Zielsektoren fu\u0308r zuku\u0308nftige Investitionen identifiziert. In Frankfurt bot sich nun die Gelegenheit, am Standort eines der weltweit wichtigsten Internetknoten (DE-CIX) neue Rechenzentren zu entwickeln. Die geplante Entwicklung wird zun\u00e4chst eine Rechenleistung von 32 MW aufweisen. Diese kann sp\u00e4ter bis auf 70 MW erweitert werden. Der Markt fu\u0308r Rechenzentren w\u00e4chst derzeit sehr schnell, vor allem durch die anhaltend hohe Nachfrage von Hyperscaler-Kunden. Dies gilt insbesondere fu\u0308r zentral gelegene Standorte. <\/span><\/p>\n

This prime location \u2013 situated in the Frankfurt Osthafen area \u2013 has been acquired from SAMSON, a leading global supplier of valves, actuators and intelligent flow control systems, which is in the process of moving its headquarters and operations to a new location in Offenbach. The financial terms of the transaction have not been disclosed. With this agreement, SAMSON has achieved its objective of selling this large site to a party with a cohesive masterplan for the entire site, working in close collaboration with the city of Frankfurt. This follows exclusive negotiations with Tishman Speyer that have been under way since January 2023. Tishman Speyer was considered an ideal acquirer given its deep local knowledge \u2013 the firm has been present in Germany for over 35 years – and its first-class track record delivering state-of-the-art large scale, complex commercial development projects.<\/span><\/p>\n

Neben dem Herzstu\u0308ck der Rechenzentren umfasst das Entwicklungskonzept fu\u0308r die Nachnutzung des Areals auch einen urbanen Gewerbepark mit mehreren Geb\u00e4uden, darunter ein Selfstorage-Geb\u00e4ude und Handwerkerh\u00f6fe. In Frankfurt und der gesamten Rhein-Main-Region besteht hohe Nachfrage nach modernen Gewerbefl\u00e4chen, vor allem aus den Bereichen Logistik und Einzelhandel. Fu\u0308r diese Zwecke bietet die Lage des Projekts in direkter N\u00e4he zum Frankfurter Stadtzentrum einen besonders attraktiven Standort.<\/span><\/p>\n<\/div>\n<\/div>\n<\/div>\n<\/div>\n<\/div>\n
